Richard G. Witkin

Richard G. Witkin has been a member of the California State Bar since 1975.  Over the past two decades, he has specialized solely in the area of real property secured transactions.


Mr. Witkin graduated Magna Cum Laude from Colorado State University and attended law school at the UCLA School of Law where he obtained his J.D. degree in 1975.


Mr. Witkin was formerly a litigation attorney with the Beverly Hills firm of Levinson, Rowen, Miller, Jacobs & Kabrins.  Thereafter, he was a Staff Attorney, and then Director of, the UCLA Legal Aid Clinic from 1977 through 1987 and a member of the faculty of the UCLA School of Law from 1980 through 1987.


After leaving UCLA, Mr. Witkin served as Vice-President and General Counsel of Fidelity Trustee Service, an independent foreclosure trustee.  At Fidelity, Mr. Witkin supervised over 5,000 non-judicial foreclosures of deeds of trust and assessment liens and conducted hundreds of foreclosure sales.  His areas of expertise extend to complex foreclosure issues including mixed collateral, multiple collateral and deficiency judgments.


Mr. Witkin is currently a member of the United Trustee's Association and has attained the highest level of expert certification by the association.  He is also a member of the Real Property Section of the California State Bar.  He has lectured on foreclosure issues to various groups including the Beverly Hills Bar Association and the Association of Professional Mortgage Women.


Mr. Witkin currently advises the foreclosure trustee firms of Witkin & Eisinger, LLC  in Burbank, California and Witkin & Neal, Inc in Sherman Oaks, California.

Audrey L. Neal
Audrey Longsworth Neal is the President of Witkin & Neal, Inc. 

Audrey has practiced in all areas of real property secured collections for more than thirty years. Prior to 2006, when she and Richard G. Witkin, Esq. founded Witkin & Neal, Inc., she served as Foreclosure Sales Officer, Foreclosure Sales Manager or Loan Service Manager for several institutions including Union Home Loans, Western Federal Savings & Loan and Manhattan Beach Savings & Loan. She also served as an Asset Manager for the Federal Savings and Loan Insurance Corporation (FSLIC) and the Resolution Trust Corporation (RTC) with responsibility for the management and disposition of real property assets.
Since 1992, Audrey has brought this extensive mortgage servicing and foreclosure experience to the processing of delinquent assessment lien collections. Today, this unique blend of knowledge and experience continues to result in fast, efficient and successful resolution of the delinquent accounts serviced by Witkin & Neal, Inc.
Susan Paquette
Susan Paquette is the Senior Trustee Sales Officer and the Operations Manager at Witkin & Neal, Inc. 

Susan has been with Witkin & Neal, Inc. since its inception in 2006. Prior to that, she directed the lien preparation and pre-foreclosure services at California Association Lien Collections, LLC, a trustee firm specializing in non-judicial foreclosures on behalf of community associations.
Ms. Paquette's energy, focus, and attention to detail has resulted in her achieving the highest level of certification available to a foreclosure sales officer through the United Trustee's Association. 
Rosario Sandoval
Rosario Sandoval is the Director of Business Development and the Office Manager for Witkin & Neal, Inc. 

She began her career with real property foreclosures as a title assistant with Old Republic Title Company. From this background in title and vesting research, she transitioned to becoming the new accounts supervisor at California Association Lien Collections, LLC, a non-judicial foreclosure trustee firm specializing in homeowner association lien foreclosures.
Ms. Sandoval is a Certified Trustee Sales Officer
